    roofix on bay flat roof?

    We have a 1930's semi that we are doing up. at the rear it has two small bays with flat roofs. they are not leaking, but look quite scruffy. I have thought about giving them a clean up and coating of Flag Roofix. Or would I just be creating issues? Thanks
