Planning permission, or not, for demolition of an attached garage.

A separate building under 50m3 doesn't need permission for demolition but a building over 50m3 does. Therefore I think this is potentially a grey area in that if the garage is attached does it need permission as part of the main house.

    Confused by Concrete Calculations

@George_engineer are you saying that even the structural fibres... aren't? I thought poly microfibres were for crack control and the wiggly steel structural macrofibres replaced rebar?

    High labour rates for boilers

It is tempting. Do the swap, pay someone £100 to "service" which would include flue gas check and adjustment if necessary, and keep the £1500 in the bank for any repairs. For a £500 installation it suddenly becomes worth it, not having to take a day of work and getting the warranty.

    High labour rates for boilers

Yes according to the Worcester datasheet the pipework is identical so might not even be any soldering. Unscrew old, mount new, swap flue, check gases and fill out the benchmark book. Probably a morning's work I would have thought if nothing goes wrong.

    High labour rates for boilers

Thanks @kidgreen61 I guess what surprises me is that it seems to be possible to get a much higher day rate for boiler swaps than for any other work. I can't imagine you would get £1k for a day of CP15s, services and breakdowns. And I would have thought that a straightforward boiler swap would...

    High labour rates for boilers

Hi, I've been getting quotes for a replacement boiler. A Greenstar 4000 30Kw system boiler is £1600 from Screwfix. Add say £200 for a through the wall flue kit and plume diverter, and £50 for sundries - so £1850 for materials. I already have a clean system with Magnaclean and an old Greenstar...

Will a window lintel be ok above French doors?

As you're not extending the opening the existing lintel will be fine. If you have a long span for bi-folds you often need an RSJ as lintels sag too much. Maybe that's what you're thinking of?

    Plasterboard edge bead?

If you're paying a plasterer I'd leave the beads to them. Every plasterer I've hired has told me they want to fix the beads themselves.

    Floor beam as lintel

I've found a load table for PCC lintels which says 140x100 is good for 3kN/m at a 3000 span which makes me think it won't be ok for 6kN/m at a 3m span?

    Floor beam as lintel

I'm having an extension built where there was previously a brick bay. For whatever reason (I assume the builder didn't trust the foundation) he has used a floor beam as a lintel to span the bay and then rested the ends of the beam & block floor beams on it. So effectively I have a 175x75 beam...

3 Phase Supply Conversion - Needed or OTT

Where do you live? In most of the country National Grid only do transmission so unless you want a run of 400kv pylons up the drive they won't help.

What size cable from solar panels / battery to immersion?

My iboost doesn't need any extra cables. Immersion circuit goes from CU to airing cupboard FCU as usual. FCU feeds iboost which feeds immersion. A wireless current clamp on the tails tells the iboost when to turn on.

    RCD requirements for outside socket

@plugwash thank you, that's the clarity I needed. So it will be a deviation as concealed cables without mechanical protection require RCD. There is something about this electrical sub forum that is really frustrating sometimes. Not just me, people ask a simple clear question and get a thread...
