    a medium level of effort...looked under the floorboards in 4 rooms but not tracked the pipes all around the house. They do go under 50 year old solid wooden flooring and under concrete too. It will hurt to start ripping all that up...is sealant not worth a shot to begin with?

    The timer on the boiler works so CH and HW can be set. The roomstat was installed with the boiler and doesnt really work. It doesnt set the temp but turning it up fires the boiler up. It's more an on off switch in disguise
