Creative ideas to help save ripping up the floor

So after moving to a condensing combi, I have a leak somewhere in the system and it's losing around 1/2 bar every 24 hours.

Do you guys have any bright ideas that I could try before ripping up the floor?

I haven't tried leak sealant or putting aftershave in the system yet... But I really do need to do something soon....

Any help will be much appreciated...this constant leak is slowly killing my soul

It's a valliant ecoTEC plus 831 boiler

Try internal leak sealer fernox or sentinel ???? have you not posted this before?????

there is a risk to useing leak sealer ????
 
I would not use any kind of leak sealer on a modern condensing boiler specially with 5mm clearances in the heat exchanger not worth the risk,especially if there is any magnetite in the system if it sticks to this and then settles in your HE you will have alot more problems

Unfortunately the only way forward seems to be is to get under the floor in some way ,thermal surveys,co testing and leak finding any other way is very expensive and not worth the hassle in a domestic situation

Its your house though and this but advice,do as you please :D :D

Buy a packet of kleenex too ..............................if it all goes pear shaped you gonna need a man size tissue
 
Happy plumber has got a good point , I used some & it blocked the heat exc' of a new condensing boiler , ( stainless steel ) , but I have used it with success , but there you go , that's the risk !!!!! :)

Transam how you doing mate i was around your way this week did an install and fixed couple boilers in woking ,got couple jobs to do in addelstone too

Are you one of them vw van driving plumbers every plumber around there seems to drive one went down to burns some rite miserable gits around there mate :D :D :D
 
Good to see your back is getting better !! yep I am a v.w driver , bloke I work with is about to take delivery of his new V dub , he has bought a transporter with the semi auto ( Tiptronic) gear box , special order nearly £20,000 I think ?? Woking 10 min's away from us !!
 
IMHO the potential probems of using leak sealers (Fernox F4) are overplayed. I've used it many times with no problems. One particular flat has had 6 tubes over the last 3 years since the LL doesn't want to rip up the flooring.

Check the house insurance...see if you have a "trace and access" clause, if so this will allow you to call in specialist leak detectors.
 
I have used it with success several time's , however I did use it on a J&S install , which use;s the same heat exc (I think ) as some vaillant's , & it blocked it , or restricted it 2 day's later , changed boiler !!! used hydrochloric to unblock it , the heat exc , reused boiler , did not really cause us a major prob , as we alway's keep boiler's in stock .
