    That's the flue for the boiler . Condensate pipe is behind the kitchen base unit.

    The plumber checked the condensate,changed the seal just to be safe There was water under the drawer unit, could have run either out from pipe or in from the puddle the boiler is on the other end of wall, not at back door? It doesn't explain the top of the wall though.

    It's a bit more than I had hoped. Apparently I can get an "Ideal" boiler for about 1650,I've just never heard of that brand.

    I have been quoted 2200 to supply and fit a baxi combi with 10yr warranty, is that a decent price? Is the warranty with the manufacturer? I'm in Dumbarton.

    Apparently they have the part so that's good I've been told there is evidence of sludge in the system and if it causes damage in the future the repair won't be covered though. The water dripping from the leak is crystal clear so that's confusing

    Not really, but it's an old system more like 25yr or older,never been flushed so it's probable I guess?

    The box contains water pipes, no waste pipe to upstairs, the stopcocks in my flat. It hasn't happened again, just once on sat 16th Nov. If it happens again I could use my emergency number on my home insurance, but if its not my pipe leaking they may not pay for the repair. Plus they only pay...

    Plumber ran the washing machine, no leak. Shower is used every day and no leak, so not looking like that. Doesn't help she's adamant it's not from hers. Surely nothing in my house could leak from the ceiling?

    Thanks that doesn't sound too difficult, but the rubber ring doesn't fit inside the lip of the tap, am I meant to just place it on the sink, put tap on top it. It is the one that came with the tap honestly! I've attached a pic, to explain better. Thanks, jeanette
