Mortar bed required for wall plate?

Hello Having built the groundworks for my extension myself, I handed over to a bricklayer to get the external skin up to wall plate. He is now at wall plate level on one side of the pitched roof, and he has installed the wall plate. However, he has unexpectedly not put a mortar bed under...

    Trussed roof for extension

hmmm, i did ask them and was told "the loose timber is to tie into your existing roof. we do not supply pre-manufactured valley trusses onto existing roofs as we cannot guarantee a perfect fit." The drawings you have sound like those from the supplier I used last time, Howarth Timber in...

    Trussed roof for extension

Hello I'm just getting some pricing for roof trusses to put on my extension. I've received a quote that I'm largely happy with, except that I could use some pointers on how the new roof will be tied to the existing. The roof direction on the extension is at 90 degrees to the existing, and...

    Foundations conundrum

Full plans = 3x price of building notice, or something like £700 vs about £250 (from memory) for building notice. So easy choice really, submit a building notice and then just agree stuff step by step with the BCO. Apart from him being a complete sadist and wanting me to dig 2m footings it...

    Foundations conundrum

Just in case anyone looks at this thread in future, I thought I'd let you know that I have agreed with the BCO to lintel over the chimney foundation, pocketed 100mm into the house wall. To be honest, based on ground conditions I think its a bit of a waste of time since I had to dig through 2ft...

    Foundations conundrum

Hmm, a lintel over the chimney foundation is an interesting idea. However I do foresee some installation issues, since being below DPC I imagine that the cavity of the existing wall has been filled with concrete. Would you be proposing to support it only on the 100mm external leaf? BTW yes...

    Foundations conundrum

Wavetrain, option D is out anyway - I have filled three 6-yard skips so far so I don't have anything to fill the hole with! :D Jeds, thanks for the reply, could you explain what you mean by underpinning? Do you mean installing a pile and a cantiliver beam of some kind under the chimney...

    Foundations conundrum

Thanks, it's another option! Though the work is being done under a building notice (rather than full plans) so not sure how enthusiastic he will be about providing advice (rather than telling me to hire a structural engineer).....?

    Foundations conundrum

Advice on digging extension foundations needed, please! Sorry for the long post but I wanted to try to be clear. I'm building a 2-story extension to the side of my house, as shown in the plans below. The extension is marked "dining room". Note how the end of the extension near the living room...

Piers needed for Lintel, and sizing query

Thanks Woody. The wall is around 6" overall (with plasterboard etc) and considering the construction of the rest of the house is almost certainly 100mm concrete block. 7x4 sounds a good idea... except that the piers (if needed) will end up being wider and eating into worktop space. I think...

Piers needed for Lintel, and sizing query

Doh! Yes, I can see how some dimensions might help  The maximum span is 3050mm, which assumes no piers. The internal leaf of the external wall is 100mm thermalite, and the internal wall adjacent to the stairs is 100mm concrete block.

Garage Conversion - Joist Mounting below DPC

Not sure I can answer the specific question regarding installing the joists but the following may help - I converted my garage last year with BCO involvement and approval. 1. The BCO will probably want insulation installed beneath the floor, which is likely to impede your storage of...

Piers needed for Lintel, and sizing query

Hi I'm going to take out a wall between my kitchen and dining room as shown in the image below. It is currently supporting the joists for the first floor (which run from left to right across the drawing), but no upstairs wall. A few questions though, if anyone can advise, please...

Potential problems from cavity wall insulation

Hi I'm going to re-model my kitchen and build an extension, which will involve splitting the existing kitchen into two rooms and building a new downstairs cloakroom. Where I want to make the split is in the middle of an existing large window in the kitchen. I'll want to replace this with...
