    Ah - just seen my picture and noticed something odd so looked at the problem with a torch. It looks like there was a removable removable end to the tap, but it is sheared off. doubtful I'll be able to get out what remains threaded in (unless any one has a trick?). New tap me thinks.

    new flue?

    thanks for the replies - I've been given a couple of guestimates of about £1,000, so it looks like it would be worthwhile spending the extra and just getting a new boiler - knowing my luck we'd replace the flue, then the old boiler will totally pack in! Got qoutes for removal of the old one...

    Matt - here are some photos of the system. They show the new valve and my bad guess at wiring. I've also included the thermostat and control box in case that is useful. The room thermostat (in the kitchen) is Sunvic TLS and the control box is Siemens RWB2E.
