    thanks for the quick reply on the floor at the moment there is old laminate installed by the last owner and what looks like fiberboard as the underlay. i don't mind sacrificing some height and resizing doors ect if thats whats needed and installing 2 layers of underlay.

    Ok the cables to the fan isolator from the light fitting are just the red and black from the same sheath, they are wired red to L2 and black to N. here is an updated photo. I thought it would be obvious where the wires go, but im stumped. Admittedly im no electrician !

    Thank you for the reply :) at the switch is 3 red wires. one into com. one into L1 and one into L2 i have a multimeter. but i am not sure how to use it effectively, to solve my problem. :(
