    Many, many thanks for help. It all makes sense and will go with baby ridges and hip irons. I think I prefer brown tiles to the reddy/orange colour you see on a lot of new and old houses these days. They stand out too much for me. Cheers, Pete

    Thanks for the responses. The first thing I did was check the gutters and drain pipes and all seem clear and in good working condition. There actually is a small crack in the render on the outside wall but nowhere near the corner where the patch is. It's strange as I have no other damp issues...

    I think it was built about 1880 to 90 I've had other rooms stripped back and replastered and this wasn't apparent with those rooms. Any ideas what could have caused the patch to appear and how to go about fixing it? Thanks, Pete
