    Get an asbestos survey done first, just in case. Personally I'd go for a new log burner or renovate the existing one. But can understand the desire for an open fireplace.     Yes, good point re silicone. U bend doesn't seem to be leaking though, its the overflow. I wont use the bath/shower until all sorted. Electrician recommended replacing whole light fitting, I'd like him to do a safety check just for my piece of mind. Then I'll get a plumber on the case...

    I'm not sure to be honest. If it doesn't get worse and doesn't contribute towards a problem down the line, then I'd leave it. Though some expansion/contraction is going to happen, its not great when the roof is less than six months old!
