    Already done. went to NHBC too. NHBC's "fix" is just to patch up the membrane ignoring the fact that the frame (OSB) doesnt seem continuous and the structural column isnt boxed in and no VCL in roof layer either. hence why looking for a builders opinion.

    No. its a structural steel beam which seems to have no OSB board behind it and the light you can see is actually coming from the eaves in the porch roof/outside. cold air bellowing into the inner leaf.

    came across this today after some thermal imaging surveys - its in a corner expansion joint between the front of my building and the main box. timber frame property. any ideas how this should be? seems weird to have a random block so close to a structural pillar and a large gap. no OSB board...

    Thanks gasbanni. Thats what I am discovering.. The reason for the initial question is that other newbuilds built by the same builder in the same area have finished skirting underneath the kitchen and no massive sticking out hole penetrations in the ground for all sorts to climb up.. never mind...

    I suspect this is less acceptable - total lazyness on the part of whoever the trade was. that thing sticking out the ground is a gas pipe. And yes I was suggesting that underneath the cupboards should have skirting board - why shouldn't they? just because its out of sight doesnt mean the finish...

    is this 'normal' for a new build property? I have no skirting under any of my units and something that looks like a black DPC/membrane sticking out? whats that for and where should it be?

    is this safe?

    This doesnt look safe to me, but looking for a second opinion. This is a gas pipe in a new build property that comes up from a big hole in the ground (service area); goes directly up the wall behind a cooker and (I presume) attached/into the hob somehow. doesnt seem to have any retaining clips...
