Protective guard - windows on top floor below roof

Not sure what the correct terminology is, but basically a protective guard preventing the water from dripping directly on the window. I thought a few centimeters would be enough.

Protective guard - windows on top floor below roof

Hi everyone, the two windows in the attached picture are suffering from water ingress. We believe the ingress might be due either to bad isolation of the lead structure they are sitting in (we'll get this checked) or to the lack of a protective water guard at the edge of the windows. On the...

    CLT modular housing

Hi, we're considering making an offer on a house in south London, a new build made via CLT modular housing. I'm doing some research on this tecnique, and I was wondering if anyone has some feedback to share? Pros, Cons, things to consider? Based on the little I've read so far, it seems it allows...

Flat flooded due to insufficient temporary waterproofing of single ply flat roof

It's not really easy to capture on pictures, but our kitchen and living room floorboards have curled a bit. The leaks were so intense that even the flat below us was heavily impacted (water flowed throught the walls cavities). It was really a scary scene to be honest.

Flat flooded due to insufficient temporary waterproofing of single ply flat roof

Thank you Ken for sharing your opinion. We have raised a request to our insurance adjuster to have a restoration company inspect the damage caused by the leaks and prepare a report. Let's see what they say... The costs for redecoration/plasterboard works etc. will be covered with no question...

Flat flooded due to insufficient temporary waterproofing of single ply flat roof

Thank you very much Notch for sharing your view. It is really comforting to have some expert opinion after the dreadful night we had. The main roofer finally inspected the roof this morning and assured us that the roof joists are treated and should not be damaged by water, as that is either...

Flat flooded due to insufficient temporary waterproofing of single ply flat roof

Hi, our residential flat roof is being refurbished due its deterioration caused by bad ventilation and related condensation. The insurance did not pay for a temporary roof, and both the insurerance adjuster and the roofer that won the contract guaranteed that the work could be done without it...

    Contractor Insolvency Insurance - Sarnafil

I had a further discussion with the contractor. They said they are using a Sarnafil certified sub-contractor, and that Sarnafil will inspect the roof after works completion to confirm the job is up to standard and release their Materials guarantee. Would that be an implicit confirmation that...

    Contractor Insolvency Insurance - Sarnafil

Can you please confirm if my understanding below is correct? - Workmanship guarantee is required if, say, in a few years an issue arises and it's related to bad workmanship, correct? In that case the claim cannot be raised against Materials (Sarnafil) or Design guarantees, it needs to be raised...

    Contractor Insolvency Insurance - Sarnafil

Hi, we are in the process of installing a brand new Sarnafil roof on our residential building (the one we have now is deteriorating because of bad ventilation, root cause: bad design). Luckily the insurance is covering the cost. Sarnafil will provide a Materials insurance backed guarantee, but...

    3 Questions on roof refurbishment

Thank you very much for sharing your opinions above. I have one last question. All the quotes that I received (around 35k on average) came with a manufacturer single point warranty for ~ 20 years. I understand it is best to seek an insurance backed warranty instead. I did some research and...

    3 Questions on roof refurbishment

Hi Everyone, we need to refurbish our residential building flat roof (6 flats on 3 floors, around 150 square metres), as condensation led to board deterioration. Essentially we're going to strip out the old/deteriorated boards and install brand new ones, and apply torch-on felt. We have...
