    Cowboy builder

Thanks Woody, good to know. To be be fair I have used a limited amount of builders and have taken in all sorts of advice but what you say does make sense.

    Cowboy builder

And this is the issue with elderly people is that they feel more under pressure and cornered when they are put in that situation.

    Cowboy builder

Any advice for what I should do next when dealing with a suspicious builder who tried to take a 50% deposit (£1800) from my elderly mother for repointing work to a chimney in cash before starting work? She was immediately quoted a price of £3,700 and was asked for a 50% deposit and she initially...

    DIY Basic Garage Conversion

If and when you come to selling your house as well your house needs to be compliant if changes have been done. Trying to skimp on things and missing out doing building regs just because others do it is nonsensical. Building regs are there for a very good reason and you need to be compliant to...

    Flush pipe to toilet connection

Yeah it isn't ideal but as another person has pointed out querying my pipe sizes it is a no-goer anyway.

    Flush pipe to toilet connection

You're right...it is in fact 40mm! ‍I didn't even measure the diameter, I got my measurement muddled with something else I was doing so that completely puts my plan to pot...good job you said

    Flush pipe to toilet connection

I have this issue where the flush pipe connecter which enables the join with the flush pipe (32mm) to the toilet to be sealed has worn out. The flush pipe is in two sections joined by a coupler but I noticed the flush pipe input hole into the toilet is higher than the flush pipe that comes from...

Shall I do my own drainage ...?

Whatever you do don't do it yourself and pay a professional to do the work! Get the water company involved as they will more than likely own the manhole and need oversight as will building control.

    Help! Corrosive substance

I have no clue what it is but what have the building contractors said and is there a warranty for the work carried out?

    Understanding structural engineers calculations

It is clay soil which is quite firm and there are no trees nearby.

    Understanding structural engineers calculations

Not available at the moment. Just to add that BC signed off the plans with the calcs so all that remains is when the job starts is for a trial dig to be done for BC to inspect.

    Understanding structural engineers calculations

I have been looking on the structural calculations for a timber frame first floor extension that will have hung tiles on all external walls. Is there something I should be able to see that would tell me the load that would be put on the concrete trench foundation and confirm the foundations are...

Adding second storey to existing ground floor extension

Hi @KatieDUK, we got someone to do a dig down the side of the garage and the foundation goes a little over a metre and the footings are assumed to be 600mm wide (picture attached) so they will be likely fine to have the timber structure built on top. The structural engineer has recommended for...

    Foundation depth

When the depth of a building's foundation is measured to ensure a first floor extension can be built on is the brick that sits on the footing included or the concrete footing just measured? I always assumed it was just the concrete footing? The type of soil we have is reasonably thick clay and...

Single storey to two storey side extension.

@DevilDamo - just to add to this post that my plans got approved going right up to the boundary line for the first floor extension. I guess because there would be no terracing effect and the neighbours house is set back and angled in such a way that there is sufficient space.

Adding second storey to existing ground floor extension

Gotcha, I will wait for a structural engineer to do his investigations.

Adding second storey to existing ground floor extension

How much more complicated would that be and is the cost that much more than underpinning? I am a novice but I think I understand the way pad foundation work by placing the steel on top of concreate pads with various options (as explained here...

Adding second storey to existing ground floor extension

I am looking at what options I have for adding a second storey to an existing ground floor extension (see picture below) that used to be a single detached garage built in 1989. The first thought I had initially was that the roof would come off and anything else that would enable the brickwork...
