    WTF :shock: Whats with the large diameter sleeving as it enters the property in 15mm!!! No earth bonding is N.C.S, can't see any other N.C.S to upgrade it to A.R Overall it looks shoddy.

    I would say it is slow in the winter to heat up, all rads are convector panels and are all under 5 years old, been changing a few at a time. Current boiler is only 12kW and 25 years old so i'm thinking a new boiler with a higher rating should be more than enough.

    I'm awaiting for a copy of the sewer plans from Utd Util's at the moment, looking at the inspection chamber in my neighbour's garden i'd say roughly 2.5m away from the proposed extension.......I know they're aren't keen on building within 3m of a public sewer. Vinny

    300mm hacksaw blade does the trick for me, As for botch jobs I see them all the time....especially when builders have gutted a house and done everything themselves.
