    Presumably I'd also need to dig out a run to the house (with the soakaway being a metre or so away). If the pipe isn't underground then I'm going to be driving over it! How about going up, through the ceiling void and to the toilet waste? Is it really only 6mm pipe?

    The downpipe is the drain shown at the bottom of the diagram, slightly to the right. All I can think is that I'll need to break up the driveway and fit a soakaway (or rather have the engineer do it).... :(

    The gas supply is on the front porch underneath the gutter. Surely re-rerouting gas pipes and water pipes all that way would be a much larger and more disruptive job than digging a soakaway?

    An update - I flushed the X400 and added X100 and X200 to the system, and replaced the pump with a grundfos UPC 15/50 at the same time. The system heats up much quicker now with less, but still some cycling. I'm assuming that the return is getting up to temperature and cutting the gas etc...
