0.33 Ze on TT

Had a TT earth at a garage with a reading of 300 ohms so got another earth rod drove it in and got 0.33 ohms. Something not right there I thought and quickly dug it up. Bit close to that oil line for my liking! That is bonded in the house where it's tncs.
