Air amittance valve or blockage?

I have a problem with my toilet flushing, when I flush it it just fills to the top and then slowly drains, also bubbles up out of the bath. Bath also drains slowly, I had this problem before and someone sugested I change the air ammitance valve which I did, it seemed to solve the problem until now.

If I remove the valve the toilet flushes fine, and bath drains fine.

Any ideas would be greatfull, I have rodded drains and found no blockage.

Do you think it is a blockage in the down pipe where the air amittance vavle conects. :oops: :evil:

Its obviously an air issue.

Sounds to me that you should have a vented stack instead of a sub stack! ;)

I have had the house for 8 years and never had this problem until this year, surely it must be vented somewhere else in the block of houses? Otherwise the problem would have occured before, if it is an air problem, can i pipe into it horizontal and put a pipe out of the wall to allow it to suck air in and vent?
