HEY - Help anyone!

1960's ground floor maisonette - damp patch in middle of bathroom, lifted up floor lino and cement floors underneath but small puddle - checked for leaks around all pipework/toilet etc and nothing to be found.

Inside of external wall - exposed brick and damp/wet to touch from floor up to bath height!

Outside of the external wall is a flower bed which in heavy rain is waterlogged and does not drain away quickly.

Any ideas as to what the issue may be and how to deal with as calling a plumber has not cleared the problem as seem to be no obvious leaks to be found.
