Bathroom vs Bedroom

Hi,

We are currently deciding what to do with out house. It's currently a 4 bedroom chalet bungalow with 1 bathroom which is downstairs (all 4 bedrooms upstairs). We are concious that as a 4 bedroom people expect 2 bathrooms and are also put off by downstairs bathrooms. So we have a few options, which are;

a) leave as it is
b) put in a shower room upstairs and retain 4 bedrooms, although 2 bedrooms will be pretty small
c) make it a 3 bedroom - with 3 good size bedrooms - and a bathroom

We're planning on keeping a bathroom downstairs, and for a downstairs bathroom it's it a good location, being at the bottom of the stairs and not close to the kitchen etc.

So what do you think? would people prefer 4 smaller rooms or 3 bigger rooms? or 4 bigger rooms but only 1 bathroom?

We've talked to 4 estate agents whose views ranged from don't do it to you'd be mad not too.

Should also add that we are planning on being here for 5-10 years, but as we are doing the whole house up now if we are going to add it it really needs to be done now.

Do what I did with my mill cottage and turn the smallest bedroom into a really lovely spacious bathroom. That left me with one big bedroom and two decent-sized attic bedrooms but it was the super bathroom, which made one buyer gasp and say " I HAVE to have this house".

Bathrooms and kitchens sell houses. Don't do it on the cheap, put in a quality shower and a nice, timeless white suite, no fake Victoriana, no gold taps and no colours. Stuff like Laufen is top notch.

For your downstairs bathroom, consider making it into just a wc/cloakroom and installing a discrete gents' home urinal; again Laufen make a very small one with a lid, which is so discrete that many visitors don't even notice it. However in a house with men and boys it's far better than a WC pan, which is only really designed for sitting down. Let me know if you'd like me to email a pic of ours.
 
I agree with RR
3 beds and a good bathroom with a nice cloakroom downstairs, maybe incorparating some cupboard space if there is room. Houses never have enough storage space this is why all these storage companies do so well.

Bathrooms and kitchens defo sell houses.

I'd say keep the downstairs bathroom as a bathroom/WC if you can, or at least shower/WC - having two rooms to use at the same time can be a boon when more than one person is trying to get ready at the same time. And don't ditch the pan - most men have learned by now to pee into one without splashing it everywhere, whereas very few women have learned to successfully pee into a urinal.... :LOL:
