Hello all

Sorry for writing an essay here, but i think the more information, the better it will be for everyone.

As you can guess the reason im posting here is that in the early hours of this morning sometime my boiler decided to pack itself in. This means iv not hot water or heating (at all)

The boiler itself:-

Baxi Combi Instant 105e
Approx. 4 years old.
Warning LED for "Fault on Pump or Low System Pressure" flashing.

Right, to give you some background on the boiler story. I moved into this house about 2 months ago and was told the boiler was fitted approx 4 years ago. The last occupant had it set on "constant" and so it would come ON/OFF with the thermostat downstairs.

I have different requirements so i switched it onto the timer so it would come on in the morning and then in the evening. This worked grand for about 4 days and then the problems started. I noticed this when i woke up in the middle of the night feeling everythting was quite hot. I noticed the radiator in my room was boiling hot when it should have gone off hours ago. Then i noticed that all the upstairs rads were on but the downstairs ones were off. :? :?:

And thats what kept happening for the next few days. The downstairs rads would come on and go off with the timer but the upstairs ones would stay on all the time. Then i reset and switched off the boiler and it went back to normal . . . . . . . for about 5 days, and then again back to the old routine of keeping the upstairs rads on all the time.

Now the boiler in this case is in the loft, so when i got a mate to come out and have a look he said that the "3 way circulation pump" seemed to be stuck somewhere and was just pumping water around the rads nearest to it, which explained why the upstairs ones were on all the time.

Other things that have been happening is that iv sometimes been woken up in the night with loud banging noises from the water pipes, and sometimes the boiler itself is quite loud.

But today unfortunatly, it all went very quite! :(

I went upstairs to have a look and sure enough there was a red warning LED flashing which says "Fault on Pump or Low System Pressure". Now iv only topped the water up on Saturday just gone so i know the pressure whould have been alright. But today its reading at 0 bar.

Im pretty certain its the pump thats finally let go, but the main question here is how much would i be looking at getting it repaired?

You see im one of these next generation house owners who lives on the brink anyway, so something like this isnt too good if its going to be too costly.

Also, is there anything else i should be doing at the same time perhaps to avoid future problems?

Any prices to help me in the right direction most welcome?

Oh, i dont suppose theres a temporary kind of fix to get it going for a short while is there? What with no hot water and everything.

Thank you very much for your help.

Sounds like a pressure vessel problem there.

Set the pressure when cold to 1 bar.
Run the boiler until the system is at full temp.
What does the pressure go up to?

I reckon it will be going up to 3 and blowing out of the PRV.
It shouldn't rise more than about 0.5 bar

Theres stuff about this in the plumbing FAQ's

Bear in mind that I cant see your boiler and it may have other issues.
