Best type of carpets for communal lobbies/corridors in block

Hi,

I live in a block of flat with 33 flats. The existing carpet is around 11 years old, and is a bit worn out in some places. We also have carpet in the staircases.

I believe the existing carpet is: http://www.jhscarpets.com/range/signature-ii

Apparently, it was typical mid-range contract carpet, and it lasted a reasonable time.

Could someone please advise on what type of carpet would look smart for the longest time?

My assumptions:

1) Darker is better, so looking for dark grey

2) Patterns or lines are better, showing less stains

3) Needs to be synthetic. Nylon or Polypropylene??

4) Not sure about low pile vs. high pile.

I am considering something like this:

The "vintage" range looks smart and seems to be rated for commercial-heavy use (15 years when previous carpet was 10 years), but has a very low height (ribbed pile), so not sure if it would last longer than regular high pile carpet, would be easier to clean, and also if it would be noisier.

It depends how luxurious a finish that you want, the more luxurious, the more susceptable it will be to being affected by wear etc.

What you have selected will be fine.

Have a look for products by Burmatex and Heckmondwicke for robust but perhaps less luxurious finish.

I see you are looking at nylon.

I am not a carpeteer, but I believe it flattens very easily.

Polypropylene is very durable, stands up to violent cleaning, and the "heather twist" carpets have a speckly appearance, and a crimped pile which resists flattening. I got some and was very pleased with it.

JohnD the OP is looking at a very different carpet type for communal commercial installation, it's a completely different type of priduct to domestic installations, is rarely available as 100% nylon and as a rule will cope much better than a domestic tufted twist in a communal staircase situation.
