Hi there,

We're renovating a 1930's property. We had a leak for 4 days in the bathroom which is on top of the hall. That has been fixed but since then a brown what seems to be water stain has appeared on the ceiling and wall of the hall and on the inside wall and ceiling of the adjacent room (lounge). Could this be simply water damage and can it be just painted over or might it be something more sinister? Also, the people who lived in the house were chain smokers.

Many thanks,

Kay

I'd cut down on the tea if I were you. Try some cheap oil based primer to lock the stain in.

Give the water based stain a coat of il based undercoat..works every time.

Sounds to me there's a "link" there somewhere. ..... Zampa's advice is sound, use oil based paint, it'll block stains every time.

Roughcaster.

Thanks guys. We're going to try and see if this works. And yes, no more tea for me
Just one silly thing, does the oil based paint mean that we can use emulsion? Can you tell I'm a bit of a novice?
Thanks for being so helpful this is a great site.

Yep you can emulsion over the top of it but give it a couple of days to harden up nicely.
