thanks for your detailed what to do! in desperation last night i changed the wire on the 2 over to 3 on the thermostat! had heating all night, on and off automatically, and hot water still works fine. perhaps i was reading the multimeter incorrectly.

would you suggest i still try everything you have said, or just accept that its working.

the thermostat is an L40 i think. it says this inside the cover. it is obviously a two or three wire non volt thermostat.

"terminal L&3 AC 0.6 - 6A
terminal L&2 AC 0.1 - 0.6A
terminal L&3&N 2A MAX "

p.s. do any of you sleep!? LOL
