Big brown damp patch on upstairs wall

Hi,

a few weeks ago a big brown/cream patchy mark appeared on the outside wall of our spare bedroom.

It's about 2ft square. It's from the floor up, not under a window. There seem to be no pipes on the outside of the wall. I left it a few weeks and then have been trying to paint over it, but the brown colour comes through.

The wall next to the one with the stain joins next door, but the wall actually adjoining next door is ok...

Any idea what it is, what I should do?

Is there a chimney thereabouts?

No, it's an outside wall of a terrace at the back - all the fireplaces are at the front of the house.

I am wondering if next door had a flood in their bathroom and it tracked along. Then it would just be a one off and I can use that bad sealant stuff!
