The house we are looking to purchase had a new boiler installed in October last year but no certificate can be produced and the local authority have not been notified.

I'm fairly confident the boiler has probably been installed correctly as we do have the ELECSA registration that relates to the wiring done at the same time.

We've already had quite a few delays and we're keen to get moving so we're thinking of asking for a retention to cover the cost of getting a gas safety certificate and regularisation from building control (and any works that might be necessary to get the bc certificate).

Any ideas of a suitable amount to propose? Boiler is an Ideal Logic if that makes any difference.

Get the owner to sort it out, it shouldn't take long, that way any problems will arise now and can be properly allowed for rather than messing around later.

Is a bit of paper really that important and enough to stop you buying the property your want?

If the install is done properly, then that is good enough

If you want piece of mind, then its better spending £100 for a plumber to check/certify the installation, than spending £100 for a BR certificate - which does not include the same safety test
