Boiler leaking now not working at all.

Landlords man, crazy stuff they get away with, grind my gears.

Went to a BBF last week that had been serviced apparently for the last 3 years. Tenant said she had no paper work or cert since she had moved in. Just some chap that came round every year to test the CO alarm and said all was ok.

Boiler and fire had 15 years worth of dust, dog hairs, body hairs, kids toys and 2 inch of soot in it, vent around the 30% free area mark. Annulus not sealed.

They get away with it that's the problem. Until someone dies and they get off.

This is exactly why I try and learn about what is being done, whatever it is. And I watch what's going on and have done all my life. This way I may not be an expert, but I can at least tell usually if someone is doing a bad job. It also comes off a bit paranoid though, as I don't usually trust anyone unless I've seen their work first. If it comes down to getting someone in myself, I at least know the perfect person to ask.

Well, the landlord is actually trying to get someone to come and look at it this evening, so I take back anything I said! I'll let you know the outcome.

Good tradesmen won't even care you are there once they crack on with a job, i take exception with people sticking cameras in my face / recording me without permission and sticking it on youtube.

Gas2Air, i still go to housing association jobs with boilers that have never been commissioned. The guy that i took the contract from didn't get it renewed because he ID/AR too many jobs

I find that if you make it known you're interested they'll happily explain what they're doing.

Well, landlord came. Within five minutes he found the leak. He also found that the circuit board was obviously fried. Why the boiler 'expert' couldn't do that I have no idea. He's getting someone different out tomorrow, is going to file a complaint with the original company, and has offered heaters in the meantime. I feel slightly bad I said anything negative about him now!
