Boiler problem

Hi.

Can someone please give me some info regarding a suspected problem with my fathers boiler.

He has a combi boiler (not condensing) and over the last few years it has periodically lost pressure.

He assumed he had a slight leak on the filling loop, so he has changed it and it seemed to be OK.

However, someone told him to turn the boiler off over night to see what happens and when he did, he was woken by noises coming from the boiler.

When he looked at the pressure it had dropped to below 0.5.

He turned the boiler back on (without topping the pressure up) and it shot up to just past 2.

I told him that I didn't think that this was right as I turned my boiler off completely for around 3/4 months (during the summer) and my pressure stayed at 1.5 throughout.

It does fluctuate, but nowhere near what he is saying.

Is there a difference between condensing and non condensing boilers with regards to pressure fluctuations or has he got a problem.

The reason he is now anxious to get it sorted is, he is selling the house and wants to get all issues sorted before he passes the house over to someone.

Can you post the make and model of the boiler please?

Probably a fault with the expansion vessel or the communication tube.

Check prv pipe which runs outside to see if dripping, if it is looks like it needs replacing {prv valve not pipe}as it has dirt on the seating and not allowing it to close.

Also expansion vessel needs recharging
 
Hi Lightning.

I'm not sure what a PRV pipe is.

On my boiler I have the condensate pipe and an overflow pipe. I'm sure that the only pipe he has is an overflow pipe.

Can you recharge the Expansion vessel yourself.

On that model the EXV fails about every two years!

Does that mean I need a new one or can it be recharged like Lightning stated.

Hi.

I was told by someone that if I press the valve on the expansion Vessel and water comes out, then it is faulty.

Is this correct.

If that's the case I need it changed.
