I am going to start installing the ledger boards to hold the suspended timber floor to the extension.

I have been looking at the setting out before ordering the materials and have a query for the rear wall where the back doors are located.

Below where the rear doors will be located there is a course of brick then blocks bellow. If i bolt the ledger board at its mid point (4") it would be very close to the top of the block and i assume it will blow. How do i deal with this. Should they be bolted in a staggered set up or just at the mid point. How often and at what location across the height of the timber should they be installed?

but then it is very low down the board (does this matter?).

Joist/ledger board 200mm
Top of joist = top of brick corse
Top of corse of blocks -75mm
Remaining board 125mm

How far from the top of the block should you be to prevent it from blowing? (50mm?)

If that is the case then on an 8" board the bolts would sit approximately 75mm from the bottom of the board - Is that ok? If i went up to a 9" board that would give me 100mm - Is that any better

Sorry for all the questions this si the 1st time i have done this and want to get it right.
 
It wont matter where the bolt is in the depth of the board

How are you dealing with the risk of damp getting from the wall to the timber?

I was going to run a DPM between the wall and the ledger. Is that correct?
 
FWIW

I intend to be doing this procedure in the next week or so, I intend to do the same as you’ve proposed with the dpc.

May also wrap the ends in dpc if needed, as some on the joists may be sat in pockets... (don’t ask):cautious:
