Boundary Question - Guttering and WC Vent

The detached property next to us has an extension (pre 2000). The extension guttering overhangs by 6-12" over the fence/boundary. The soffit and fascia also overhangs. The other issue we have is that they have a WC vent that extracts directly into our garden (positioned in their garage wall - original build - not part of the extension). When the toilet is used the flap open and emit smells directly into our garden.

Are either of these items allowed? Thanks

Diagram 6 on page 11 of

gives the mimimum height of a soil pipe vent as at least 900 mm above the highest opening into the building that i within 3 metres of the soil pipe.

Whether this applies to adjacent buildings as well is not clear.

They were not when it was installed and the owners of your property then could have done something about them.

But 14+ years later its far too late to get something done about a nuisance/trespass.

For the fan, you can put something near to it to direct the output (not block it) away however - do they really make smelly poop when your in the garden that much?
