Building maintenance - Walls Painting Maintenance

Hi All,
Looking for some advice.
Our building was painted about 2 years ago and look absolutely still good except some part where I am sharing pictures.
The crack repaired seems to have crack again. and some of the bit were there is a flat surface is ageing much quicker.
I been thinking that a quick sand, fresh coat of paint will be a good option to maintain the aesthetic and avoid further damage. or should we get the someone to do it as the job could be bigger that initially thought.
We are aiming to get the full building repainted once every 5/7 years but would like to keep the Aesthetic nicely in the mean time.

As far as his post is concerned, I would suggest there are two completely different possible answers??

As far as the staining / marking / mould on the top surface of image 5 ? suggest you consider using a patio cleanser BUT?? dab the fluid on, do NOT flood the top surface with the chemical. Why? because if there is any "over-spill" that runs down the wall it will leave a "clean" run mark down the wall, it will not go away !!! Dab the fluid on and wipe off.

As for the cracks?? Image 3 + 4 appear to indicate that a retro-applied [possibly] a Cement render is breaking away? if tapped do the areas around the cracks sound "hollow" ??

OP,
in the UK rendered parapets are a bad method esp where they lack capping.
rendered parapet walls to steps can be esp difficult where the steps abut house walls.
much of what you show needs far more than sealing and painting - the render needs hacking back to masonry and re-rendering.
render should be stopped about 40mm to 50mm from any level surface to prevent capillary action. or, like you show, install flashing.

the Painter's forum will help with any further cleaning and painting issues to blend patched render into the main, painted rendering.
