We bought our new house in April and the survey missed the porch subsidence. The original house has a bay window and the previous owners pulled the front door forward in line with this creating a larger hall approx 12 years ago. They didn't apply for planning or buildings regs. The porch is now subsiding most likely due to footings being too shallow. We intend to get our builder to prop porch roof and rebuild rest of porch with correct depth footings.

As we are fixing the porch do we need to apply for planning or buildings regs? Nothing will change with regards to the size/shape/position etc.

Just checked the link and if we were to build the porch today it wouldn't meet building regs as there is no door separating the porch. Really they have just extended the hall.
