Hello,
I am in the process of putting together my drawings for a single storey extension on my house.
I am meeting the BCO on Friday but wish to have some info to go armed to the meeting with.

Perhaps you guys can help with the following:

Will Part M apply? It is a front extension and will include a new front door and downstairs bathroom... Hopefilly it wont!

With regards to the info on the drawings is there anywhere where this kind of information be copied from? So much of it must be generic with every extension built in the UK! ie mechanical ventilation in bathroom to be xx l/s..

What are the standards of insulation now? 60mm kingspan in the floor, 35mm in the walls and 300 of quilt in the roofspace?What are the U-values these need to acheive?

Description of windows?? ie thermal properties and trickle ventilation??

If you guys can help it wil be massivly appreciated! Bizarely I worked on-site for 7 years with David Wilsons - If had hadnt been made redundent this would have been a 10 minute job for one of our technical department! oh well!

Is this for initial planning? Are you doing a B Regs Full Plans Submission or building under a Building Notice submission?

Part M does not apply to domestic extensions;

see “The Requirements” at top of page 13. The only caveat is that you do not make access any worse than it is now.

Extraction rates vary depending on the room (bath/kitchen/utility), you need to look at Part F http://www.planningportal.gov.uk/uploads/br/BR_PDF_ADF_2010.pdf#]but it was updated on October 2010 & we now have something called “whole building ventilation” & I’m not sure how this affects new extensions.

Not your LABC but won’t make any difference.

Trickle vents not necessary on replacement windows unless previously fitted but must be fitted to windows in all new buildings/extensions; again not sure if “whole building ventilation” has affected this! This link may help;

Oh well, you’ll have to do your own digging through the Regs now. ;)
