Building Regs - Private or Council?

I personally don't recommend a private inspector unless you have positive referrals about them. You would expect them to be trained professionals who knew exactly what to look for, but speaking from experience and from comments from other builders some of them really don't know what there doing. , when they came to look at my kitchen extension they failed to notice even the most basic faults. Go with council inspectors there usually cheaper than private any way. Trust me it's not worth taking a risk with some of these muppets.
 
After 5 years, I imagine OP has come to a decision by now.

Aside from that, while some inspectors (private and council) miss points, some LABC inspectors go looking for problems and can cause the builder, and ultimately the client, more money.
