Hi guys new to all this so any help appreciated we are seperating the wall between living rooms and are just awaiting engineers report for rsj etc. Just wanted to know when do we make Building Regulations now what we are doing and do we need to submit engineers report.

You only need building regs if the wall is structural load bearing. If so you will need a calculation showing the loadings and the beam design. It's quite simple and an engineer should charge between £250 and £300.

There are two types of building regulations application. The simplest is a 'building notice' which would be suitable for this type of work. The application must be submitted 48 hours before you start work.

Just waiting for engineers report which is taking longer than originally discussed, I never knew about building notice so a result there thanks.
