can't get enough Hot water

First post so bear with!! Our Landlord is proving abit of a muppet and despite being told by a number of plumbers that the heating system needs flushing through he won't do it. Also, the thermostat is apparently broken meaning that the radiators are scalding hot to touch and the temp can't be changed. The heat is trapping air in the system leading to noise etc etc
Anyway, plumber came and looked and since he had a nosy around in loft and all over, we can no longer get enough hot water to run a bath even. We're having to put the immersion heater on to boost the water. The water is hot enough but runs out quickly, even in the evening when the hot water has been on all day. Is this all realted does anyone know or is it somethin we can do? He's had 3 quotes now but this has been ongoing since November! Heating no longer a big issue at the minute but Hot water is very annoying! Any help would be great!!

Are we right to assume that cold water comes out, after the hot runs out? If so, this would indicate cylinder 'stat problem, or (less) possibly motorised valve. Have you GOT a cylider 'stat and has it been inadvertently reset to a lower temperature?
 
The rad temp is set by the boiler temp cntrol. If its that which is failed then its dangerous.

If only the room stat then just an inconvenience.

Cold does come out after the hot water goes yeah. The cylinder stat is set to 60? So it could be the valve. Will keep pushing Landlord but its proving difficult.
Tony - it is the thermostat on the actual boiler that we've been told is faulty. How dangerous is it (apart from the scalding radiators and pipes!)

Rachael, I suggest, on the basis that you seem savvy, that you physically remove the cyl stat.Look at it, and you will see a strap, either a metal one or curtain cord type. Just remove the stat from cylinder, dont open and touch wires. Run hot water on programer. Within an hour or so, you should have loads of hot water! or not.

If you do, new stat reqd. If not, suspect valve, or circulation issues.

If the boiler stat is faulty to cause overheat on rads, it WON'T cause lack of hot water.
 
1. Do not do anything yourself. It is not your property, and you could give the LL a perfect excuse not to repair it or charge you for the costs.

2. Call GasSafeRegister, and ask for an inspection because you have safety concerns. If asked why, do NOT go into details. Just tell them that you have been told by a plumber that it could be dangerous.

3. Do you have an up to date Landlord Certificate?
