The boiler is over 10 years old.

Fan is not starting (a+r flash simultaneously). Upon fan check up, there is no power going to it. Checked cables with multimeter (M13 pins 37 & 40) and they appear sound.

Could it be a pcb problem or something else? TA!

The fan is part of what Gas Safe call the "gas train".

It is housed inside the combustion chamber.

Its normal for DIYers to be advised that they should not open the combustion chamber or touch any parts of the "gas train".

The forum rules dont allow inappropriate advice to be given which could encourage DIYers to undertake potentially dangerous work.

what is A+r flash mean ? it doesnt have an r ???
amber+red [lights] flash simultaneously.

You have the terminology wrong thats why I was confused the neons are A + B and the fault code A+B flashing simultaneously is indicating a fan or flue fault as Tony says you need an RGI to repair this its not something you can sort yourself
