We maintain a sheltered housing site, and do a Periodic at change of tenancy.

Today I was in doing something else and the warden asked me to check a flat quickly as their son had been in and fitted new lights, which is prohibited on their agreements.

The tenant was very edgy and kept telling me things were fine and her son had done an excellent job, blah blah blah. By all accounts it appears he spent most of Sunday doing these lights! The tenant rang her son while I was still there and I could here her saying "I know you have done a good job, I know there is nothing wrong with it, it's just they want it to be checked"........

  • * Fitting in lounge had the earths in a terminal block and not connected to the metal light itself.
    * Fitting in lounge had to be turned on for the kitchen fluorescent to work.
    * Bathroom light would glow dimmly when hallway light was on.
    * Bedroom light was a fan light and operated fine from the remote control - flicking the wall switch tripped the MCB.
    * Pretty much all lights needed re-terminating as as soon as I took the covers off or loosened the light from the ceiling cables jumped out or snapped at the terminals.
    * Some lights were screwed to the plasterboard, not into the joist or cavity fixings used.
We now have a job order number to get paid direct from the housing association for this, and I guess they will pass this cost onto the tenant, or his son, lol.
