Chimney breast removal

Just think. For the cost of what the op will be spending he could have this.....
Something stylish that will actually increase the value of his home.

The thing that looks like a cross between a cake stand and a hairdressing salon stool...
 
I'm with norcon on this.
I too hate to see c/breasts removed. It leaves rooms looking like boxes with no focal point, esp. in a front room.

Not only does removal destroy the original design, but value is often lost from the house price when its up for sale.

why go to all this bother for such a small gain in space at such a high cost?
You will lose a 450mm(?) projection for what?
The c/breast can be "alcoved out" and serve a useful purpose for books, ornaments and a say, the welcoming red glow of an electric fire.

However,
1. i think the chamber joists will run across that room. Have you checked?

2. To get a steel into bearing pockets (perhaps BCO requiring pads) you will have to pierce one of the walls & slide in. I doubt that you could angle it, or them, in.

3. Quite a bit of propping will be necessary.

4. As mentioned above, the floor & hearth area in the bedroom will require making good. Likewise in the front room.

5. If you dont run the steel in the ceiling and choose to run it below the joistings, like the bay bressumer beam, then, in terms of appearance, what have you achieved?

6. This is party wall act work.

7. Perhaps research similar proposals on here.
 
Just to add: i think that all c/breast supporting steel lintels or gallows brackets below the loft are to be "fire proofed"

Hi Dann,
1.The chamber joists run back to front.
2. The Steel will run parallel to the existing joists in ceiling void so maybe able to angle them in, if not, yes, may have to take a couple of bricks out on one end.
3. Yes, plenty of propping I agree.
4. The fireplace above in the bedroom won't be touched at all, but yes the hearth area in front room will have to be made good.
5. There's an 8 or 9" ceiling void plus the ceiling will be lowered 3" so plenty of height to hide steel.
6. I won't be bedding anything into the party wall so don't think it would apply.
Hope i've covered everything?? Does my plan sound ok to you?
I know it's just a chimney breast, but it's going to be a bedroom so avery little space will help. Also, not that expensive:
2 guy 2-3 days=£450
Skip = £90
Steel = £200???
Black morter = tonns of the bloody stuff!
It does sound a bit of a cost but the benefit of extra room for a bedroom outweighs the cost in my view. I'll let you know once it's done if I still have this view, lol.

Lol, do you mean the lightshade Skotl? I can't see anything else that matches you're description, lol.

your inspectois an idiot. You only need one steel beam plus a couple of short lengths of steel plate to support a 1st floor chimney breast.
 
Sounds like you will have a couple of real monkeys in your gaffe giving the prices your estimating.
