Chimney Dripping

Hi,

I'm new to the board but would like a bit of advice. I have just moved into an old red brick house with two red brick fire places.

Both fire places are unused and have these caps on top:

I seem to be getting a bit of water dripping down them. I don't think it is rain because there are still drips when it hasn't rained. Could it be condensation?

Any suggestions on what it could be and how I can solve it would be greatly appreciated.

More than likely the flaunching around the pots which needs attention.
