I have a low-level cistern with a ballcock and flapper valve. I'll be replacing the whole thing when doing a bathroom revamp next year, but need a temporary fix for a couple of problems until then.
Problems I want to fix:
1. There's a leak coming from the bottom of the cistern tank, running down the outside of the pipe onto the floor beneath (can't really see it in the picture below).
2. When it fills, the flapper valve leaks into the cistern as well (I hadn't noticed if it did this before I started poking around - it probably did, but I may have made it worse)
3. Even without the leaks, there's a problem with the ballcock slightly overhanging the flapper (see image 3). If the toilet flush button is pressed whilst the ballcock is at the bottom of the tank, the flapper valve lifts above it and gets stuck in the open position.
Although I could just fix the leaks (I think) by replacing the flapper valve with the same again, I want to stop the flapper getting stuck as well.
Would it work if I just replaced just the flapper (or the whole unit), propped the ballcock up so the flapper doesn't get stuck, and fix the leak on the outside of the flush pipe by replacing a rubber seal / plumbers mate/PTFE or similar?
Or should bite the bullet and replace the fill valve with a non-ballcock type, and replace the flapper valve with a syphon or similar?
