Cost of warm deck roof

Hi, I really hope someone can help with this.

We need to insulate above a bedroom extension which currently has a sound, but uninsulated flat roof. The size of the roof is approx 12sqm and we have been quoted £2350 for a warm deck, which is approximately £196sqm. There is a high 'lip' around the edge so no extra brickwork is needed to build up the edge, all work is just for the roof alone.

This sounds like a lot to me but we have no idea of what is involved and how much materials to do this efficiently would cost. It comes from a builder who is a trusted source and who has also mentioned they won't use scaffolding 'to keep the cost down'.

We would just like some expert opinion to know if we are in the right ball-park with the money or if we are getting charged a lot.

I just did a (generous) fag packet quote and got the sums up to £1900. This includes all the finishing work required around the fascia detail due to the increase in height etc.

Last night I got a breakdown from the builder, as follows (in italics):

3 men for 2 days
stripping old roof
insulating with 100mm kingspan board
applying 3 layers of performance felt (best grade)
lead flashing
dressing up and over walls(??)
facia and gutters
all rubbish taken away and disposed of

Done from ladders to save £300 on scaffolding
Materials just over £1000
Time taken into account for planning and picking up materials.

While it may come in slightly high, I don't mind just as long as we arn't paying way over the odds. I do trust the builder as he is a family friend so i'm sure the job itself will be up to scratch.

Any further comments would be most appreciated.
