Cracks on render - subsidence?

Hello,

We're in the process of purchasing our first property, and after seeing the environmental report, which outlined a possibility of being in a medium to high subsidence risk area (although there are no cases that the council are aware of, and the insurance premiums are perfectly normal) we've become very skeptical about some cracks in the facade.

These cracks are located on the render at the top of the property. The two times I visited the property I didn't see any noticeable cracks inside either on corners or windows anywhere inside the house - I was actively looking for them or mould spots.

The property was built in 2002.

Would you be able to help me tell whether this looks like subsidence or it's just settlement / weather cracks?

It looks like some thermal movement of the gable.

Any inspection needs to look in the loft for cracking in the same place, and in the brickwork below the frames
