Posted recently about my patio dramas, still on going but this has now opened another can of worms or two..had better advice on here than any builder can give so hope someone can help me unlock.
So I had damp at threshold of new patio doors and the consensus on here seemed to be breached dpc when wall was removed. I haven't touched it as I also suspected some external issues..
1 I've removed tyrolean up about 7 courses on one external wall but there is still render to chip off the other external wall. I'll get this pointed soon.
2 I have also now realised the ground level outside was previously raised up to about the same level as the original bitumen membrane under concrete floor. I later located the bitumen DPC layer a couple of bricks below kitchen floor but can't quite see if this is also at the same level under patio threshold level. So inconclusive as to whether the cut out to make way for doors could have breached.
This weekend I'll be attempting to get the outside ground level down a bit..at least next to the house and maybe put in some drainage channels.
My dilemma is should I still dig out the patio infill and get some DPM in between floor and outer brick regardless. Worried if I can't overlap the original I'll have moisture popping up elsewhere. I also have a sunken gas pipe about 4-5 inches from the affected area so worried about disturbing but really dont want anymore builders in.
Another forum reply was to check if the screed met the outer brick..pretty sure from before it was filled that I could see the external brick under the door so it may be wicking through from there?. Looking back at old rip out pics It was black right across the wall at lower level where patio is installed so it must be creeping in all around external walls. Im noticing damp patches now on other parts of that patio wall which I really can't work out if patio or external render related.
Some pics of my findings are also attached in hope someone can help me solve this nightmare. Kitchens here in just over a week so need resolving v soon.
