Hello!

I am hoping people may be able to help with a problem.

We seem to have damp (darker patches) appearing around each of the windows in our house. They are upvc windows which were installed around 7 years ago.

Do people think that they may require resealing around the edges on the outside? Does the mastic deteriorate with time?

Any advice would be greatly received!!!

This could be condensation. How are the walls built (e.g. cavity or solid)?

If it is condensation then adding insulation should help:

http://www.insulation.kingspan.com/uk/faqs/faq_walls.htm

"What thickness of insulation would you recommend at window reveals in a domestic refurbishment?
In a domestic refurbishment project where it is not possible to use the same thickness as on the main wall sections, we would recommend 37.5mm Kingspan Kooltherm K17 or K18 insulated plasterboard to avoid cold bridging."
