Damp patch around flue on internal wall!?

Hi all, Thought I'd try here for some help since this problem is driving me crazy! I've had various tradesmen out and still no luck! We have surface wet patch around the flue area, I removed the cover around the flue and the brick work is dry!? A heating specialist came and checked the flue and it's not got any leaks and is fitted ok? Any help or ideas would be great.. I have added a photo.[/b]

How's the seals internal / external where the hole has been cut to fit the flue?

For example, rain water might be hitting the flue and running (along the outside) down inside the wall, causing this internal damp.

Just a thought.

First glance says that what i can see is pretty rough looking.

When did the damp patches first appear?

If the darker areas on the plaster are indications of damp then its probably penetrating damp, and nothing to do with the flue. Why not post a pic of the outside wall, the flue terminal, and the "dry brickwork".

How did the "heating specialist" inspect the flue? Was the exterior examined close up?
