Damp??

Hi everyone

I have a damp corner in my small Victorian terrace (solid brick walls) ground floor. South East facing and party wall.

The wallpaper is wet but the plaster is solid and the skirtings look ok.

It rises about 1.5 metres. It was there when I moved in Jan 14 but seemed to dry out after a couple of weeks. Fast forward to Oct 14 and it's back.

There is no mould or salts.

I will ask next door if they have any problems but he works night shifts so it's difficult.

I'm not sure if there is dpc injected, I don't think so I can't see any signs of that.

Pls see pic in my album. Note I pulled the wallpaper off to have a look.

Any ideas.. Test's I can do to establish what I'm dealing with?

What is the condition of the window frame, and sealant, from outside? Can you give us a pic of that?

Thank you so much for replying : )

The window next to the damp area is covered from the outside by a lean to which stays completely dry when it rains.
