deciding on type of carpet

Hi,
I've got a 2 bed house to carpet. 4 rooms, a hall and stairs. I reckon 68M (4M x 17M) of carpet will do it.

I have posted the job on MyBuilder and specified the following:

Suggested underlay - 9mm tedaire or similar https://www.tradepriced.co.uk/product/tredaire-softwalk-9mm-carpet-underlay/

Old carpets and underlay will be removed and rooms will be clear.


A few questions:
Is this carpet/underlay any good/good value? the house is straight in from the street so hardwearing is important. Also, the house will be tenanted so stain resistance will be important too.
One fitter has suggested Tapi carpet/underlay as he works with them and can get it cheap. Not sure about this, maybe he's knocking it off? Should I consider it?
No prices have been given yet but how much do you all think I should be paying? - The cost of the materials specified should be about £1,000 I reckon, so what would be a good price to fit? The job is in Sutton, Just south of London.

As a landlord of long standing, may I suggest Forbo Flooring and look through their Flotex range. It's not a cheap option, but IME it does last and is very easily cleaned.
 
Wouldn’t go with that underlay. I’d use Treadaire Ambiance or Chromium both 9mm and high quality.

That flotex stuff is expensive isn't it?
Reason I quoted the carpet and underlay that I did is cos I've used both in a rented flat and still looking good after 5 yrs but that may be cos I got a good (single) tenant who works a lot.
