My elderly Mum shares a double length and double width garage with her neighbour (approx 10m x 5m in total).

The roof is felted on top of OSB board (OSB3 I think) and no signs of any damp patches on the boards.

The roof is at least 30 years old. We have just noticed a few very small drips through the roof on the inside of the garage in couple of places which I presume is due to amount of rain recently.

The felt looks to be in good shape, no rips or tears as far as I can see, although the flat surface does not seem to have any grit on it, unlike the side gable stips which do have grit on it.

I am hoping to be able to fix this myself, I appreciate the roof is old but am looking to do a repair that may he good for another 5 years or so.

I see from this forum that Acrypol gets a lot of mentions and am wondering if this would be the best product to use. It looks like you just paint it on. I guess I would need quite a large quantity though due to the size of the roof.

Any advice greatly appreciated.

Doing that kind of area in Acrypol would be very expensive so a cheaper option would be a bituminous paint or similar such as this :

Other brands are available and a quick Google will probably get you a stockist near you.

Thank you, that is really helpful. This looks a much more viable product, especially as I think I may need 2 x 25 litre tins. I also see there are other similar style products so will Google using the same criteria.

The problem with these Bitumin roof paints and Acrypol is they don’t last, you’ll be back up there in another couple of years to do it all again. Look for specific liquid applied overcoating roof systems that are not made from acrylic

Thanks guys for the advice. The roof looks to be in a reasonably sound condition with no real evidence of leaks so I'm just looking for a temporary solution to preserve the roof a bit longer while my Mum lives there for a few more years.
Even though the bitumen rof paints may not be the best solution, hopefully it will give the roof a few more years life.
