Downstairs Cloakroom...Do I have the room....is it worth it?

Hi 1st posting and so apologies if in the wrong forum :oops:

I am after advice on a possible extension to the side of my property. I have a 3-Bed Semi and am thinking of building a small cloakroom downstairs to the right of the main entrance. I will access this via planned down in the hallway downstairs.

At present only considering it and so have no plans yet but I have measured the distance from the side of the house to the boundary at 3Ft 3" (39" approx) and I was considering taking the extension from front to about 8ft down the side. It will only include a sink and toilet but wanted to get other peoples thoughts on this.

The boundary to the property on the side is a fence to a shared driveway with a nearby flat (if possible I could request a price for purchase of land)

I have done one on my utility room, extended it out 30"x 10' with another side back door and a low pitch roof.
I didn't think 30" would make a difference :!: but I was wrong, it made the whole room bigger and more room for my toilet, shower and the appliances. Cost me roughly just under £4000 for materials about 7 yrs ago.
