Downstairs toilet leaking - overflow pipe

Hi,
I've got a downstairs toilet with an overflow pipe. When the cistern is full, there's still a small leak from the valve. I've tried adjusting the ballcock, but not luck.

Taking a closer look, it looks like the seal in the valve has gone. Are these standard parts I can get from any DIY store or do I need to order online?

I've had a look at the fluid master, looks good - it is easy to fit and are there lots of different sizes?

Apologies, whilst I've done a bit of DIY, the biggest plumbing job I've done is bleed a radiator!

£2 and 2 hours later, replaced the seal, adjusted the ballon screw several times, done a lot of fiddling and the bugger still leaks!

I believe so, I didn't want to overtighten it - I've tightened by hand to the point where I'm nearly forcing it.
